Something has shifted in the Naperville luxury market over the past two years, and it hasn’t shifted back.
The buyer profile at the $1M+ level has changed. Dual-income households earning $400K+, often hybrid or remote, with young kids and budgets that could take them to Hinsdale — are increasingly choosing to build or buy in Naperville instead.
Not all of them. Hinsdale still wins on prestige and commute speed. But the gap has narrowed in ways that the broader market hasn’t fully priced in yet.
The Comparison That Keeps Coming Up
At $1.5M, the difference between Naperville and Hinsdale is stark.
In Hinsdale, $1.5M typically gets you a renovated four-bedroom on a 0.2-acre lot in a decent but not prime location. Updated finishes, but possibly an older structure with some compromises on layout. Property taxes in the range of $26,000 to $30,000 per year.
In Naperville — particularly in areas like Ashwood Park or new construction near downtown — $1.5M gets you a five-bedroom on a larger lot, often built within the last five years, with open floor plans, modern finishes, and a finished basement. Property taxes closer to $18,000 to $22,000.

Where the Luxury Inventory Is Concentrating
Downtown infill is the trophy market. When a lot opens within walking distance of the Riverwalk, builders compete for it aggressively. New homes on these lots price from $1.3M to $2M+ and often secure buyers before construction is complete. The walkability premium is real and growing.
Ashwood Park is the most established luxury neighborhood — manicured, cohesive, with a community pool and walking trails. Homes top out around $1.8M. It has the polish and consistency that luxury buyers expect.
White Eagle is the golf community option. Gated entrance, homes from $900K to $2M+. Attracts executives and professionals who want the club lifestyle.
The spec homes in north Naperville in the $1.2M to $1.6M range are, frankly, delivering better build quality and design than anything at that price in Hinsdale. Builders have figured out what this buyer wants — white oak floors, oversized islands, spa-like primary baths, smart home wiring — and they’re executing consistently.
The Honest Downsides
The Metra commute from Naperville is about 48 minutes to Union Station. If you go downtown four or five days a week, that’s noticeably longer than Hinsdale’s 25-minute express. This remains the single biggest reason some luxury buyers still choose Hinsdale despite the price premium.
The prestige factor is also different. Hinsdale carries a certain weight in professional and social circles that Naperville, while respected, doesn’t match. If that matters to you, it’s worth being honest about.
And not all of Naperville has the same character. Parts of north Naperville feel more like generic suburban development than a luxury community. Location within Naperville matters enormously at this price point.

Our read: Naperville luxury is still underpriced relative to quality. The new construction going up at $1.3M to $1.8M would cost $1.8M to $2.5M in Hinsdale for comparable finishes and square footage. As more high-income buyers recognize the value, the gap will narrow further.
This isn’t a speculative argument. It’s a fundamentals argument — better product at a lower price point, with strong schools and a vibrant downtown. The trajectory is clear.
