Something has shifted in the Naperville luxury market over the past two years, and it hasn’t shifted back.

The buyer profile at the $1M+ level has changed. Dual-income households earning $400K+, often hybrid or remote, with young kids and budgets that could take them to Hinsdale — are increasingly choosing to build or buy in Naperville instead.

Not all of them. Hinsdale still wins on prestige and commute speed. But the gap has narrowed in ways that the broader market hasn’t fully priced in yet.

At $1.5M, the difference between Naperville and Hinsdale is stark.

The spec homes in north Naperville in the $1.2M to $1.6M range are, frankly, delivering better build quality and design than anything at that price in Hinsdale. Builders have figured out what this buyer wants — white oak floors, oversized islands, spa-like primary baths, smart home wiring — and they’re executing consistently.

The Honest Downsides

The Metra commute from Naperville is about 48 minutes to Union Station. If you go downtown four or five days a week, that’s noticeably longer than Hinsdale’s 25-minute express. This remains the single biggest reason some luxury buyers still choose Hinsdale despite the price premium.
